A subsidiary of Instratin Group (Pty Ltd), Instratin Construction Management (ICM) was founded in 2019 with the purpose of implementing and managing construction projects on behalf of the Group. We currently manage the construction process and are in control of the property development cycles, all aligned to Instratin Groups goals. We offer a full service, start-to-finish, turnkey solution as the project and construction management arm of property developers. We not only provide construction strategy, but we help manage the consultant team to pull together a well-coordinated, early engineering set of plans.

We exist to provide an efficient cost-effective in-house service to Instratin Group. A service that saves the overall Group money, is tailored to its needs and ensures only quality products and services are delivered to our client base. We bring value by helping manage the coordinated efforts of the team, and help grow the skills base within the property development and construction industry spaces. To ensure the pre-construction, construction, and post-construction processes proceed and are completed without incurring unforeseen costs at a later date. Our objective is to manage the entire construction development process or oversee requested aspects of developments.

SERVICES

ICM’s ideal customer is presently Instratin Properties, and other Property Developers in the residential accommodation space, Project Management companies, Consulting companies, and anyone in the built environment space. Our services consist of/but are not limited to Project Management and Construction Management; in the pre-construction phase, during construction, and post-construction phases.

To date, we continue to be responsible for:

  • Appointing subcontractors for projects execution
  • Arranging insurances and guarantees for the projects
  • Ensuring subcontractors undertake the projects within the laid out parameters of programs, designs, and applicable standards
  • Where subcontractors are hired for labour only purposes, we procure the materials required for the implementation of the project
  • Plant hiring for project execution
  • Ensuring the adherence to all health and safety regulations
  • Approval and certifying of work undertaken by subcontractors
  • Overall responsibility for the project including managing the program, budget, and quality.

OUR EDGE

Within the industry and in recent times, we have witnessed a good number of large, traditional construction companies suffer economically, go into voluntary business rescue, or shut down altogether. The reasons range from the state of the economy and sector, a lack of funding to maintain their running, large overheads associated with operating costs, right down to the inability of companies to adhere to the sectors guidelines. Bearing this knowledge, our construction strategy mitigates the above in that:

  • We do not compromise on adherence to the SA BBBEE scorecard and guidelines as far as subcontracting is concerned. We strive to create employment opportunities for the skills required within our sector, secure SMME participation, employ the use of local subcontractors, and ensure to procure only locally sourced materials wherever possible for all of our projects.
  • Our business does not attract large overheads as head office requirements are minimized.
  • Our business is able to undertake projects that vary substantially in size without materially affecting its structure.

OUR OFFERINGS

Formed to provide construction management services to the built environment and construction sector, we not only appoint sub-contractors to implement the works, but we also ensure the work is undertaken in accordance with the designs and specifications supplied, as well as the agreed program and budget. In this process, we ensure to adhere to the preferential procurement guidelines laid out when it comes to sourcing materials and the selection of subcontractors alike.

The benefits of adopting our construction management strategy compared to the traditional ‘main contractor’ route is that:

  • We allow the client/developer to have total control of the construction process
  • We mitigate delivery risks associated with the extension of time claims
  • The client/developer has total control of the development process from ‘cradle to grave’

  • Working with us guarantees cost savings from the 10-15% mark-up that main contractors charge on subcontractors’ prices (250% not uncommon for specialist subcontractors) can be realised.

OUR MARKETS

Our markets are segmented into two categories i.e.: short to medium term, and long term markets. The short to medium terms period covers a time span of 3-5 years, whereas the long term period extends to five years and beyond.
In the short to medium term, the construction management business is focussed on the following sectors:

  • Social housing developments
  • Student accommodation
  • Open market rentals

THE NUMBERS...

These three sectors are aligned with our parent company Instratin Group, that currently have a development portfolio of R1.6 billion and a pipeline in excess of R2 billion in its stable. The construction value of the R2 billion pipeline is in excess of R1.6 billion, and is expected to be rolled out within the five year short to medium term period.
